Yes, we do offer shell or unfinished versions of our ADUs. With our shell model ADUs, we still handle the whole process for you and finish everything except for the interior of the ADU.
For the interior of a shell model ADU, we would complete rough plumbing, rough electrical, and framing, leaving the rest for you to complete on your own or using your subcontractors.
A shell model ADU costs approximately 60% of the cost of one of our finished units! We also offer a “shell+” option, which includes everything in the shell plus drywall and flooring.

All of our ADUs are block-built right on your property, which almost eliminates access issues that prevent you from being able to build an ADU!
